Barclosh Farm Cottage

Barclosh Farm :
Barclosh Farm is a typical Galloway farm extending to 230 acres. The farm specialises in Galloway cattle together with some sheep and hens, and has plenty of gentle walking within our own boundaries. We have a hill rising to 500 feet, offering extensive views of the surrounding countryside. Many species of birds, including owls and hawks, frequent the farm and Roe Deer are often spotted. The farm even boasts its own 14th century castle, although unfortunately very little now remains. Barclosh is only a mile from Dalbeattie, twelve miles from the thriving regional centre of Dumfries, five miles from Sandyhills beach and similar distances from Rockcliffe and the yachting centre of Kippford. It is, therefore, an excellent place as a base for your holiday.

Barclosh Farm Cottage :

The two-bedroomed cottage which is available for your holiday provides sleeping accommodation for four people. It was originally a farm workers' home dating from the late 19th century.

The cottage has been extensively updated and modernised. Although many original features have been retained, a new kitchen, bathroom and oil-fired central heating have been installed. In addition, it has been double glazed and re-decorated. We believe that our endeavours have produced warm, attractive accommodation of character.

The Kitchen :
The kitchen is extensively equipped and includes a washing machine, cooker, hob, microwave and refrigerator.

The Living Room :
The living room includes an attractive fireplace with a gas fire to use on those evenings with a chill in the air when the full central heating is not required. The room is furnished with comfortable chairs/settee, dining table, dining chairs and a colour TV.

The Bedrooms :
The two bedrooms are furnished with wardrobes and chests of drawers. One room has a double bed, and the other two single beds, thus providing accommodation for four.

Bathroom:
The bathroom fitting have all been replaced and include an electric shaving socket, and, in addition to the bath, a powerful Mira shower.

Prices and Booking :

A full week is Saturday to Saturday. Part weeks available - ask for details.
Book a fortnight, - 20 % off the second week.

The rent includes all bed linen, towels, electricity, oil and gas.

Terms of Let :

Deposit :
A non-returnable deposit of 25 % per week is payable on confirmation of booking. The balance (remaining price) is due not less than 28 days prior to your arrival. I the event of cancellation, every available effort will be made to re-let, but if a substitute tenant cannot be found your deposit will not be returned. However, the deposit is the limit of your liability. If you have paid for your holiday in full 75 % of the amount received will be refunded.

Intended late Arrivals (after 6 p.m.) should notify us. Should you have to cancel your holiday, you must telephone us first and follow this with a written confirmation by First Class mail.

Occupancy :
To allow us time to prepare the cottage to our high standard it is requested that you time your arrival to around 4 p.m. and vacate your accommodation by 10 a.m. on the day of your departure.

Cleaning :
The cottage will be in a clean condition on your arrival and tenants are requested to leave it in like condition. The right is reserved to make a charge for additional cleaning if the property has not been left reasonably clean.

Pets :
Most dogs and other pets are welcome. Please notify us in advance. It must be remembered that this is a working farm and pets must be kept under control at all times and not allowed near the cattle or sheep. In addition, please do not allow your pets on the beds or other furnishings.

Owners' Liability :
No responsibility is accepted by the landlords for any accident or mishap to persons or property whilst on the premises, or whilst engaged in any activity therefrom, or any illness or injury arising from any cause whatever.

The booking is made on the understanding that the cottage will be placed at your disposal on the date stated. Should this not be possible through circumstances not under the control of the owner (e.g. fire, theft or damage) we cannot guarantee to provide alternative accommodation, in which case the booking deposit will be returned to you in full, but you will have no claim against the owner or agent.
